1. About Sibr
Sibr Real Estate LLC is a real estate brokerage licensed by the Dubai Department of Economy and Tourism and registered with the Real Estate Regulatory Agency (RERA). Our registered office is Office 1204, Marina Plaza, Dubai Marina, Dubai, United Arab Emirates.
2. Property listings
Listings on this website are provided for general information. Prices, availability, sizes, service charges and descriptions are supplied by owners, landlords or developers and may change without notice. All measurements are approximate. Nothing on this website constitutes an offer capable of acceptance; any sale or lease is subject to a signed agreement and the requirements of the Dubai Land Department.
3. Brokerage services and fees
Our brokerage fee is agreed in writing before any transaction and is payable in accordance with the applicable Form A, Form B or Form F agreement registered with RERA. Unless agreed otherwise, the standard commission is 2% of the purchase price for sales and 5% of the annual rent for leases, plus VAT at the prevailing rate.
4. Offers and reservations
Submitting an offer through this website or to one of our consultants does not create a binding agreement. An offer becomes binding only when a Memorandum of Understanding or tenancy contract is signed by all parties and any required deposit has been received.
5. Client obligations
You agree to provide accurate information, including identification documents required under UAE anti-money-laundering rules, to disclose any other broker you have engaged for the same property, and not to bypass Sibr to deal directly with an owner, landlord or tenant introduced by us.
6. Use of the website
You may use this website for personal, non-commercial purposes. You must not scrape, copy or republish listings, photographs or text without our written permission, attempt to gain unauthorised access to any part of the site, or use it in any way that breaches UAE law.
7. Intellectual property
All content on sibr.ae, including the Sibr name and logo, photography, floor plans, text and design, is owned by or licensed to Sibr and protected by UAE and international intellectual property laws.
8. Limitation of liability
To the fullest extent permitted by law, Sibr is not liable for any indirect or consequential loss arising from your use of the website or reliance on listing information. Our total liability in connection with any transaction is limited to the brokerage fee received by us for that transaction. Nothing in these terms excludes liability that cannot be excluded under UAE law.
9. Third-party links
Our website may link to third-party sites, including developer portals and payment providers. We are not responsible for their content or privacy practices.
10. Governing law and disputes
These terms are governed by the laws of the Emirate of Dubai and the federal laws of the United Arab Emirates. Any dispute will first be referred to the Rental Dispute Centre or the Dubai Land Department where applicable, and otherwise to the courts of Dubai.
11. Changes to these terms
We may revise these terms at any time by updating this page. Continued use of the website after changes are posted constitutes acceptance of the revised terms.
